What to Expect During Your Home Inspection
Congratulations on your prospective new home! This video will let you know what to expect during your home inspection.
We’re going to do a completely visual, non-invasive inspection of all your mechanical, electrical, plumbing, and structural systems.
Your inspector will run all of the appliances to see if they are working. Although appliances are outside the scope of a home inspection, we like to go above and beyond. We'll run them through basic functions to see if they are operating and collect accessible model numbers on the major appliances. A website link for recalls will be included in your report.
If during your previous visits to the house you saw something that you had a question about or anything you wanted us to pay extra attention to, please let your inspector know.
The inspection will probably be the longest amount of time you’ll have in the house before you move in, so take the opportunity to look around. Our inspectors are working for you and want to answer any questions you may have before they leave.
The inspector will have a home worksheet and a tape measure available if you would like to record some details of the home.
Now, there are three things our inspectors can’t do:
1. They can’t see behind walls.
2. They can't predict the future.
3. They are not going to find every little thing that is wrong with the house.
We are looking for safety concerns, issues that could impact your finances, and equipment that may not be installed as intended by manufacturers. Along the way, we will find many of the smaller items. Often, a serious problem can be corrected inexpensively to protect both life and property.
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not lose your deal over things that do not matter.
At the end of the inspection, your inspector will answer any questions you have and let you know what to expect in your inspection report. We’ll email the report to you and your buyer's agent, usually within the hour after the inspection.
